Brazil’s real estate sector was on a recovery path until early 2020, when the COVID-19 outbreak paralysed economic activity in the country. In 2019, the sector was one of the driving forces of the Brazilian economy, expanding its gross value added by 2.3% y/y, well above the country’s GDP growth of 1.1%. During the year, some 151,000 new residential units were sold in the 12 metropolitan regions and 26 cities surveyed by the Brazilian Chamber of Construction Industry (CBIC), 22.5% up y/y. Sales continued to grow in the first quarter of 2020 (+26.9% y/y), as the robust demand in January and February offset the lower sales in March, when quarantine measures were imposed. In terms of non-residential real estate, the bright spot was the Class A logistics parks market. It continued to grow at an enviable pace in 2019, with key indicators coming back to levels seen before the 2015-2016 recession. Logistics parks also emerged as the most resilient segment to the initial COVID-19 shock.
