Despite suffering the lowest investment growth for the last eight years, in 2016, the real estate sector in China still offers opportunities for investment. With the policy instruments introduced in the first three months of 2016, the sector has bottomed out, reviving its growth, and continuing to offer opportunities to investors, again mainly in the first-tier cities of Shanghai, Shenzhen, Guangzhou and Beijing. After the historic Chinese stock exchange crash in August 2015, real estate has become a vital destination for investment, which has reversed trends and invigorated property transactions in the sector. Thus, negative or near-zero growth in 2015 proved to be a prerequisite for more intensive growth in 2016. The government is stepping up support to lower-tier cities, both in order to deal with the inventory that is piling up and as one of a set of measures to revive the economy. In general, investors in the sector have become much more prudent, but still enjoy relatively good returns. Foreign investment by Q3 2016 nearly tripled y/y, demonstrating high market confidence among foreign companies.
